The Investment Analyst will be a key member of the acquisition team of the North American division of Edged Data Centers. We are looking for someone who has experience with  providing such things as analytical support for financial modeling, due diligence for new investments, tracking of operational performance, and more.

The Investment Analyst needs to be an agile, team-focused individual, with proven professionalism, who is comfortable in a rapidly changing environment. The North American division of Edged is a joint venture between an affiliate of Endeavour and one of the largest private multinational corporations with business lines including technology, energy, engineering, as well as other materially related economic sectors. • Assist in the underwriting, financial modeling, diligence, and internal memo preparation for data center investments.
• Help with the due diligence process for new investments and work alongside team to negotiate, structure, finance, and close asset and operating company investments across North America.
• Assist in financial analysis and tracking of operational performance of the existing portfolio to identify trends and opportunities.  
• Track portfolio operating results on a weekly, monthly, and quarterly basis. Complete cash flow forecasts or other analysis as needed for strategic decision making concerning individual assets.
• Prepare standard and ad hoc reports and presentations to facilitate communication and transparency as required.
• Maintain current knowledge of the real estate industry, digital infrastructure sector and global capital markets by monitoring current financial publications, as well as leveraging personal contacts with outside research/industry professionals and conducting ad hoc research as necessary.
• Support the Edged investment team while getting to collaborate with other teams within Edged, including Sales, Finance & Accounting and Development.
• Ability to travel up to 30%.

• Entrepreneurial spirit, creative, and ability to think outside the box
• Integrity and a strong sense of ethics

• 2+ years of experience in real estate investment banking, investment sales, equity/debt placement, private equity, corporate M&A
• Bachelor's degree in Accounting, Finance, Real Estate Finance or Business-related field
• Hands on transactional due diligence and closing experience
• Demonstrated analytical and financial modeling capability
• Experience in preparing operating memorandums and/or detailed valuation presentations

• Experience investing in Digital Infrastructure, with a primary focus on data centers
• Understanding of real estate debt and equity markets
• Ability to underwrite the acquisition of real estate properties and various financing structures
